Feasibility and Due Diligence Study
– Determine if proposed work is consistent with current Zoning and Future Land Use (FLU)
– Analyze existing access, drainage, flood zone, and available utilities. Offsite improvements are required in some cases depending on current access to the property, road classification, traffic generated by the development, and available utilities.
– Examine potential environmental concerns and coordinate with specialists as needed regarding wetland assessment and endangered wildlife and threatened species
– Obtain soil report from a geotechnical engineer and determine design constraints due to subsurface conditions
– Coordinate with surveyor regarding boundary and topographic survey
– Contact local and state jurisdictions regarding permit requirements and estimated review timeframe
– Compile permit, impact and connection fees
Preliminary Design
Rezone and Future Land Use Amendment (as needed)
Final Design including:
– Grading, Paving, and Drainage Plan
– Stormwater Management and Pollution Prevention Plan
– Erosion and Sediment Control Plan
– Utility Plan (Water and Wastewater)
Acquire necessary permits from the following:
– City or County
– Florida Department of Environmental Protection (FDEP)
– Water Management District
– Other jurisdictions as needed, such as Florida Department of Transportation (FDOT)
